Stone Sealers, Water Repellents and Oil Protection: Limits and Renewal
Use water- and oil-repellent treatments responsibly by identifying stone, exposure and risk, testing appearance, respecting limits and planning renewal.
A treatment cannot repair a bad detail
Water repellents do not replace drainage, falls, waterproofing or sound joints. Sealers do not make marble resistant to acid etching.
First identify the water or staining mechanism and correct construction defects.
Different protection families
Impregnating products reduce liquid uptake below the surface. Film-forming coatings create a visible layer and change vapour, wear and repair behaviour.
Water repellents target water; oil repellents improve resistance to oils. Product chemistry and suitability vary widely.
Test the actual stone
Porosity, finish, resin, moisture and previous products influence penetration and colour. Apply a controlled test area and inspect after full cure in dry and wet conditions.
Check darkening, streaks, sheen, residue and cleanability before general application.

Application conditions
Stone must meet product requirements for cleanliness, dryness and temperature. Uneven saturation, excess product and poor removal create visible marks.
Protect joints, glass, metal and adjacent finishes. Record product, batch, coverage and date.
Renewal and removal
Traffic, UV, cleaning and weathering reduce effectiveness. Monitor behaviour rather than renewing on an arbitrary calendar.
Layering incompatible products can trap dirt or create patchiness. Test cleaning or removal before recoating and update the maintenance file.
